Key Benefits Of A MARC

Accessibility to the Mid-Sized Investor:  Simply stated, MARCs give the mid-sized real estate investor or 1031 Exchange buyer the opportunity to build diverse portfolios of real estate holdings that may have otherwise been out of their reach due to high capital investment requirements.


We believe ADR has made such ownership possible by acquiring stabilized, well located medical and professional office buildings and filing condominium plats for these properties, thus subdividing the buildings and creating individual condominium units. These units have their own tax parcel identification numbers and can be conveyed as individual properties to buyers in fee simple title.  ADR acquires these properties in multiple markets to create a diverse inventory pool of professional office condominiums.  MARC investors may then select assets from the ADR inventory to create their own portfolios.  MARC portfolios can be large or small and geographically diverse.  Investors and prospective investors may also register on our waiting list for assets that ADR may not currently have in inventory but may be acquiring in the future.

Scalability:  In our opinion, one of the best things about owning a MARC portfolio is that it provides the owner with the opportunity to build wealth and potentially manage their tax liabilities.  A buyer can scale the size of his MARC to fit specific needs or 1031 Exchange requirements.  This scalability stems from the fact that a MARC portfolio is a bundle of individual condominium units each with its own deed and fee simple title.  We feel that this scalability allows investors to acquire a real estate portfolio that meets their current investment goals while giving them the flexibility to increase or decrease the size of their holdings as their needs evolve.
